Heating service and safety check 1988 trane furnaces. Home warranty replaced blower motor on bedroom system. Replaced filters and cleaned out burner compartments. Advised operation is operational though equipment in very poor condition well past life expectancy. Advised we do not work with home warranty do to safety regulations. Thermostat in bedroom falling apart suggest replacing thermostat. Highly recommend equipment recommend replacing equipment for living room to avoid multiple potential problems due to past life expectancy. Recommend to make sure co2 detectors are up to date for safety when running furnaces.
Performed annual heater maintenance on two conventional split systems FAU located inside attic and one split heat pump air handler located in outside closet. Changed to 14 x 25 and two 20 x 30 filters. Checked ants, volts and installed two new blower motor capacitors. Checked gas and static pressures. Also check temperature rise and all safety switches. Cycle system from thermostat. Thermostats are operational. Checked refrigerant levels on split heat pump. All three systems are operating and heating properly at time of service
Today’s annual maintenance consist of one American standard unit located in the garage. I begin with replacing the filter filters in the home to ensure proper airflow is returning back to the home unit. I also cleared the condensation issue via line Jones valve to ensure proper draining is occurring in the unit, amp checked out in god range ensuring that the unit is operating properly

Checked amps, volts, capacitor for inducer draft motor, and clean burner compartment. Checked gas and static pressures also checked. Rise and all safety switches. Cycled system from Honeywell 8000 thermostat. Thermostats are operational. Found all electrical and safety be within manufactured specifications. Both systems are operating and heating properly at time service.
Installed new 3 ton compressor saver kit. When we return to perform heater maintenance, we will need to extend condensation discharge line for condensation pump located on roof so water does not pool on flat roof
Heating maintenance on American standard platinum split system and American standard platinum split heat pump system. Furnace is located in closet next to entrance door, air handler is located in garage, changed out 20 x 30 x 1 and 6 x 20 x 1 filter located on upper wall and washed washable filter located within furnace. Verified sequence of operation is working properly according to manufacturer specifications. Advised on surge protection and due to damage caused by surge protection to equipment becoming very common per manufacturer specifications highly recommend surge protection on equipment to prevent damage to electronics. Today’s annual maintenance consisted of one American standard system located in the closet hallway. I began with replacing both filters first to ensure proper air flow is returning to the system at minimum restriction. I also ensured the 1050 thermostat is properly calling for heat and didn’t have any error codes or messages. The cleared the condensation line via jones valve to ensure proper drainage is occurring on the system. The amps checked out good. The safety switch is also in good standing as well. All of the heating sequence of operations checked out good, ensuring that overall the system is properly heating the home at this time of service.
