Performed a cooling maintenance on a 2020 American Standard 5 ton condenser. Replaced a 24x24 filter located inside closet/laundry room. Cycled cooling system, checked refrigerant levels, verified voltages and system amperages. Found capacitor still within range. Also found start up current within specifications. Cleared condensation line and washed condenser coil. Cooling system is operational at this time.
Cooling service and safety check on 2023 equipment. Verified sequence of operations are working properly according to manufacturer specifications. Replaced filters, cleared drain lines.
Upon arrival, found blank thermostat, and no present at thermostat. check furnace and found 5 flash error code/ open fuse. Check the obvious for shorted wires, touching wires anything that can be causing fuse to pop. With further investigation found bad contactor, and thermostat. Replaced contactor, thermostat and ohmed wires to make sure all wires were good. Installed new contactor and ecobee thermostat tested equipment and verified second stage cooling system is now operating and cooling. Set thermostat to mobile app, had client call ecobee for assistance if this doesn’t work then I might need to come back to further assist .
Executed a cooling maintenance on two split systems (technician notes). Washed down condenser coils, replaced and washed filters, cleared condensate drain line and cleaned circuit cabinet with CO2 tank. Minor alerts on CDA. Erased alert history. Adjusted installer set up menu. Cycle system in cooling. Temperature and pressure documented in photos. Temperature split 23°. Estimate sent for surge protection options. Both systems are cooling the home at the time of maintenance.

Found system is cooling properly at this time, although thermostat location isn’t favorable causing inconsistencies in temperature throughout 5e different bedrooms. Went over options with client. Sending remainin estimates via email.
Performed annual cooling maintenance on a 2016 American Standard Silver 5 ton unit and a 2018 American Standard Silver 3 ton unit. FAUs located in garage and outdoor closet. Client had replaced customer supplied media filters prior to arrival. Followed sequence of operations and checked voltage, amperage, capacitor, hard start kit, temperature split, Freon levels, cleated condensation lines from FAUs, and rinsed condenser coils. Everything checked out in range. Both Honeywell 6000 thermostats checked out operational. Both systems are working to manufacture specifications in cooling at this time of service.

At this time all is within manufacturer specifications and all is within range and both systems are cooling the house properly at this time both unit reached temperature of 70° . finish maintenance by blowing out condensation lines and washing out washable filters both located by FAU will send home owners estimate for a hard start kit for XL condenser unit.
